Great place to stay !
Lovely large clean bright room, king size comfy bed. Good pressure hot showers. Amazing lounge area with a roaring fire, it was so cosy sitting on the lounge eating pizza on a rainy winters night. Great place to stay although it was a bit confusing getting into the room as it’s a pre booked/ paid room without a reception - you collect the key from a box. But once that was sorted it was brilliant

Steer clear!
Made a booking through booking.com. Payment was made directly to business. Two payments were taken by the business instead of one. Business denied duplicate transaction despite proof. Suite was tired with an overwhelming damp stench masked by pot purri. Left 20 minutes later.
Refund was given. Still waiting for a refund on duplicate transaction 10 days later with no assistance from business. Customer service was appalling.
Stayed at Freeman on Ford instead and had an amazing experience!

We are disappointed to read your review, as it does not accurately reflect the events surrounding your booking.
Firstly, we did not receive two payments for your reservation. We carefully investigated your claim at the time and requested evidence from both our payment provider and your bank. Our records confirmed that only one payment was ever successfully processed by us. As no second payment was received by our business, there was no duplicate transaction for us to refund.
Secondly, we strongly dispute the comments regarding the condition of the suite. Our rooms are meticulously maintained and presented to a consistently high standard. We also do not use potpourri anywhere within the property, so we are unsure where this description has come from. Likewise, there was no evidence of any damp odour in the room, which is regularly inspected and cleaned before every guest arrival.
Although you chose to depart shortly after checking in, we processed the refund that was due in accordance with the circumstances.
We appreciate that accommodation preferences vary, and we're pleased you found a property that better suited your expectations. We wish you all the best with your future travels.

Returning to perfection
When you return to one of the favourite accommodation stays in Beechworth & all is as fondly remembered, clean, private, warm, homely, so comfortable & as we did you make new acquaintances & share many laughs or you can just be by yourselves around the fireplace sipping wine & reading after a day of site seeing or walking.
Bed is super comfortable, garden surrounds are peaceful & beautiful & the home decor is stunning.
Just a 5 minute walk into town for coffee, restaurants or shopping, across the road from lovely lake walks & up the hill from the historic asylum & The Grand Oaks resort for dinner or drinks.

I’ll be back
A great place and facilities and a quick walk to main shopping area.
A central area open fire place and lounge facilities services the 4 rooms which was great on the cold nights. Great heating in rooms that were very comfortable. Undercover parking also available.

Clean comfortable room
The rooms were clean and very pretty however it was hit and miss with facilities. The tea and coffee facilities were not set up well as i had to plug the kettle in on my bedside table. We had a few rooms and some had nice linen others were rough, some had wine glasses, some had plates. I felt the shared lounge to be dark and dated and would have been great to have the tea and coffee facilities there. The garden is lovely however its not set up for you to enjoy the gardens, the furniture in the top gazebo is unusable and on the verandah we had to brush off all the cobwebs. The noise from next doors shower woke me up and the fridge in the armoire woke me up several times during the night. I am a light sleeper though.
