Very good, cost benefit
Near Alexanderplatz (20min by tram) and easy access, located in a quiet street, with backeries, pharmacies, supermarkets, the manager haves a lot of courtesy and attention all the time

Think twice.
Our flight arrived late and when we arrived the lady recommended that for the next time if there was delay that we had not taken the flight or that we had not booked in your accommodation. He charged us €50 late checkout and 400 deposit (he didn’t notify us beforehand that we were going to have to make that payment).
When we entered the apartment, the bathroom was full of dead bugs, and not one or two (attached video), were everywhere. We found trash from the previous guests (an earring, plastics on the floor, forgotten things...). In the sink there was a dead spider (also attached photo). All full of dust and dirt marks from not having passed a rag.
We told him that if it was possible for him to clean our bathroom, it was full of bugs. He showed up with a vacuum cleaner and was done in 5 minutes. “German spiders are healthy,” he laughed. It's one thing if there are spiders because the house is in the garden, and it's another thing not to have passed a rag. After their hard work cleaning we had to buy products and spend the morning cleaning the apartment because it was unsanitary.
The fridge was also very dirty.
We do not recommend it under any circumstances, I always go cheap but this did not meet the minimum. Of the worst I've ever seen.

Price-performance not at all
Even the gate to the courtyard and the courtyard gate took me back 30 years.
The reception area smelled musty old. In the room I found the smell even more unpleasant. An ancient carpet with a stumbling edge, ancient worn sheets, window curtains and old plastic blanket on the plastic table - very old cry.
The shared bathroom in the hallway I just found disgusting. In the stairwell, you have to walk carefully because the steps are of different heights and flaps.
To my credit I can say that there is a corner in the room with kettle and microwave. The night was quiet and the bed not too slack.
The owner was friendly on the phone and at orientation in the neighborhood.
However, she was not receptive to feedback on the Inn's condition.
I rarely to never write reviews. But in this case, I have to do that. Because at the price of the room, I still feel like I'm being pulled across the table. The money she took from me right on arrival without me being able to see the room before, although I addressed that. She must have realized that I would never have taken the room for that price.
For this underground "standard" of single room from 30 years ago with shared bathroom I had to put 70 euros on the counter. Never again!

Calculating, intrusive, three deliberate mornings WITHOUT HOT WATER
My room was on the third floor.
Next morning housekeeping deliberatly tries my door. She knows I am in. Not a good sign. Later that night return and discover a sizeable spider in the bath. Decide to pick it up safely in folded toilet paper and after struggling with my room skylight which caused a small bang released the spider on the roof.
Go about my business seeing this amazing and full of further potential, Berlin.
Come back to the Pension and as I expected drinkers and smokers sitting around, not friendly and as I pass I receive a loud well known C word in 'passing' slavic conversation that I know. I turn around and say, to you too, though realising this place is becoming more uncomfortable.
Next morning no hot water. My morning toilet cannot be flushed. No water.
Go about my business come back late around 10.00 to avoid the boozers. Was quiet with one exception the bath door which is shared with three people banged as I left it. Next morning no hot water. Same problem with the toilet, no water. Flushed after waiting 20 minutes. Noticeable 4 bangs of an outside door as I come back to my room.
Go about my business thankful for my earlier decision to change my booking from 7 to 5 days.
Same routine, wonderful day in Berlin back around 9.30pm.
Had to stretch my back, disc problems, so went for a walk till around midnight, then returned quietly, though the stairs creak.
Next morning no hot water. Enough. I go downstairs to see the female host in the made into ground floor office,( to be noted she and I don't know who, lives in the adjacent house on the same property) and proof that the hot water being turned off was no malfunction on my part was her answer. I say calmly, 'You have a hot water problem.' She says aggressively, No you have the problem, we have already tested the hot water and it needs to be left on for some minutes. How did she know I would complain about the lack of hot water? Rehearsed answer, and worse as I went to leave clearly seeing what I was dealing with, she insanely asks whether I will extend. No was the answer and left towards the gate. But she follows right behind me. Aggressive and unstable behaviour.
Return that night and the sinister behaviour continues. Loads of people movement I hear her voice which luckily for me was an opportunity to invite them to flush the toilet as once again there was no water to flush the toilet.
I get woken at 4.30am as a final deliberate disturbance but in the end this then resulted me in having to leave earlier, 6.00am. And fittingly with a clear not shouting voice explained where I had left the key to the room as I stood outside their house. Included was a short sentence, 'you will get the review you deserve.'

Warning
As I had made a reservation, I just wanted to stay with it despite my disappointment. The I was asked to make a safety deposit of 400,00 in addition to the rental fee. As explanation, I was informed that guests regularly tare down furniture and even doors. I doubted that this was the right place to stay, which the staff confirmed and suggested me to leave. Very rude and of course I was charged one night. A terrible place, happy to leave. Never again
