The Tree: Privacy, Comfort, And Steps From Everything

The Tree Hotel
I love the Tree Hotel. To be honest that undersells it, because I loved the entire island of Skiathos. There was not one bit I did not enjoy, and frankly I think I could have stayed in a cardboard box and still found time to appreciate the place. But the hotel itself was great.
The Tree Hotel is superbly located right next to the old town, which given the island’s size is also the only real town. I wanted to be within walking distance of the bars, shops, water taxis and harbour, while still being able to reach other beaches easily. Skiathos is clean and tidy, so staying near the town is not off‑putting like it can be in some places. You can simply roll out of the hotel and be at the boats and trip departures within a minute, and because queues form quickly this gives you a real advantage.
Why is it called The Tree? Because right outside the front door is a huge tree. Their other hotels seem to be named after simple features too, like The Water or The Rock, so this one has a tree and that is what it is called. When you first see it you might feel a bit disappointed, the tree that is, not the hotel. The hotel was immaculate, clean, well stocked and had a very large bathroom. The tree partially blocks the view into town from the balcony, which might put some people off. Except after a few days you come to appreciate it. Due to the hotel’s position at the end of the harbour, without that tree you would be in full view of every boat and every queue of people. The big old tree gives you privacy, shade, and still lets you enjoy the sounds, smells, music and sea to your right. I really came to appreciate that tree while sitting on the balcony with a few beers.
The staff also deserve a shout. Truly excellent service. I was a bit worried about a hotel with no front desk, but the staff were great. We had no issues with cleaning, which was prompt and professional, and whenever you did get a moment to speak to them they were friendly and cheerful. When my son locked himself out of the hotel they answered the phone immediately and met him with a new key. No charges, no lecture, just polite and helpful.
If you want a hotel as close to the town and harbour as it is possible to get without actually being on a boat, with warm friendly staff, clean rooms, a large bathroom and a balcony you can sit on without feeling exposed, then The Tree is for you. From here you can reach the water taxis about seventy metres away, the fishing boat even closer, or walk three hundred metres through the quaint little streets to the nearest beach. I would recommend it and will happily use it again.

Disappointing experience and unsatisfactory complaint handling

We stayed at The Tree Skiathos from 18 to 22 July 2026, in a One Bedroom Suite with sea view, paying a total of €816.96 for 4 nights.
Unfortunately, for the price paid and the level we expected from the structure, the experience was very disappointing.
During our stay we encountered problems with the housekeeping service: the room was not arranged as we expected, the cups were not washed and the towels were not changed, despite leaving the relevant sign and we had also expressly requested the service.
The thing that disappointed us most, however, was the handling of our reporting. We have written to the structure to explain what happened and, after the response received, we have clarified our position again. Since then, we have not received any response.
I attach to the review the photographs taken during the stay, so that everyone can independently assess the situation.
I am not writing this review to damage the property, but because I believe that those who pay an important amount for a stay should receive adequate service and, above all, should be heard when reporting a problem.
Too bad, because the location and structure would definitely have the potential to offer a much better experience.

Rat hole used as a hotel room

A room to say the least terrible, probably a loft used as a room, floor that creaked at every slightest step, no window, so the sense of claustrophobia persisted constantly, only low windows with a view of the restaurant roof below, price not even remotely appropriate for the rat hole used as a hotel room of that category

TO AVOID LIKE THE PLAGUE: DESTROYED HONEYMOON

If I could give zero stars, I would do so without a second thought. We booked and paid a hefty price for a "Sea View Suite" to celebrate our honeymoon. We expected a dream stay, but instead, we found ourselves victims of what I consider a true bait-and-switch.
Upon our arrival, we were given a perfectly ordinary double room on the first floor. No sea view, no extra space with a sofa (as clearly specified for the Suites on their website), just a claustrophobic room. Very low ceiling and a linoleum floor so uneven and full of bumps that it seemed like a joke. Soundproofing? Simply nonexistent. We felt like we were in a tent with the other guests: we could hear every little movement and noise from the adjacent rooms and the floor above. On the last night, my wife Chiara woke up terrified in the middle of the night, convinced that someone was entering our room!
Let's move on to the service, if it can even be called that. The reception closes at 5:00 PM (absurd for a tourist establishment). We enter the room on the first day and discover that the TV, air conditioner, and safe (by the way, without a key) were out of batteries. By pure luck, we went down before they closed everything, and they replaced them with the pathetic excuse that "they had been stolen."
The cleaning was a joke:
Second day: room completely skipped. No cleaning, dirty towels. We had to call our agency from Italy.
Third day: magically we find the room made up, with a bottle of wine and two glasses. Nice gesture, too bad that there was still no sign of our paid Suite.
Fourth day: the masterpiece. We return at 3:00 PM and the room is a disaster. They tell us to wait until 4:00 PM. We return at 4:30 PM and find the bed hastily made and the towels still wet. We go down to complain and, after an hour of ridiculous waiting, they bring us 4 face towels instead of shower towels, candidly telling us that "they couldn't find them."
Don't be fooled by the photos on the website. The facility is managed poorly, the basic rooms are shabby, and customer service is nonexistent. They took the money for a Suite to give us a hovel. Save your money and go elsewhere!

Nice experience in Skiathos

Room with well-kept decor and ours had sea views, good cleaning and very kind staff. Short climb to reach the structure, not easy in case of families but perfect for a couple. Would stay again!
